Next, I schedule a listing appointment and presentation with you to explain just how I’m going to help you sell your home. I cover things like current market conditions and my marketing strategies. We go over your goals and timeline and talk about the details and specifics of your property, like whether it’s a rental and what repairs and updates you might consider completing.

Preparing Your Home

Next, we make your home shine! We’ll walk through and talk about what you can do to make your home look its very best (this can be simple things like paint or minor fixes to more substantial repairs and updates). Once we’ve done that, I stage and decorate your home, then take professional photos of your home (including aerial shots to showcase the land and area of your property).

Setting the Price

Once your home looks its very best, we decide on a good price for your home. We want to make sure the price is high enough to get you plenty of return on your investment, but low enough to remain competitive with other, similar homes in your area.

We possess intimate knowledge of the neighborhoods around New Smyrna Beach. We'll create comparable sales reports for you to review to help you determine a competitive sales price for your home. Data such as the average per square foot cost of similar homes, median and average sales prices, average days on market and ratios of list-to-sold prices, among other criteria, will have a huge bearing on what you ultimately decide to do.

List Your Home

Next, we list! I write a selling description of your home that outlines its best features and amenities, then add all your home’s information and photos to the MLS. But it hardly stops there… Now, my real work begins. I’ve got to get the right buyers to see your home!

I don’t stop with a listing or a sign in the front yard. I create print and internet ads. I use all my social media outlets, like Facebook, Twitter, Google+, and even YouTube. I’ll network with my fellow agents to find buyers whose needs match your home. And of course, I’ll be constantly checking the MLS and the local market to stay up to date on trends and changes.

Showing Your Home

When a buyer decides they want to see your home in person, I do my very best to meet their needs so I am ready to show off your home when they’re ready to see it.

Accepting An Offer

Whether it’s one offer or several, I’ll sit down and review each offer with you to discuss the pros and cons and determine whether its in your best interests to accept the offer, negotiate for better terms, or decline the offer. Once you accept an offer, I continuously monitor the status of the buyer’s loan.

Coordinating Inspections

I work with the buyer’s agent to coordinate inspections and appraisals, then make sure you have a complete inspector’s report for you review. If necessary, I’ll advise you through any contract adjustments and renegotiations, based on the buyer’s request.

Finalize Your Home Sale

I work with you and the buyer’s agent to coordinate the closing paperwork, forms, and files, as well as to arrange a time and place to close. We’ll review all the paperwork, facts, figures, and numbers with the buyer and your attorney to make sure everything is in order before you sign.
